Security steps out of the shadows as the new must-have for essential construction and infrastructure

Behind the scenes, strong security is becoming increasingly integral to attracting buyers and tenants in tight markets.

“Quietly but surely in recent years, security readiness has become a ‘must-have’ in a highly competitive commercial property market. The national office vacancy rate reached a 30-year high of 15.9% in the six months to the start of 2026,” says Mike Fisher, Managing Director of Boon Edam Australia, part of the global Royal Boon Edam Group.

“A surge in new completions has accelerated the trend, with greater vacancy occurring in older, lower-grade buildings across Australia’s commercial stock of about one million buildings.

“As compliance requirements have tightened and tenant expectations increased, security preparedness has become essential for new commercial buildings and major renovations, rather than the lower priority it held just a few years ago.”

Significant changes to the physical and cyber security of infrastructure projects in Australia are being driven by the Security of Critical Infrastructure Act 2018 (SOCI Act), particularly following the Security Legislation Amendment (Critical Infrastructure Protection) Act 2022 (SLACIP Act) and the 2024 enhancements.

Major drivers of security demand include increasing regulatory compliance requirements associated with key infrastructure and social and economic choke points. These include rapidly expanding AI and data centre installations, as well as socially vital infrastructure such as electricity and water assets, financial services, ecommerce, telecommunications, government records and services, defence, health and social services, transport, and food and beverage production and distribution.

Compliance initiatives for new and renovated buildings

To meet physical security challenges – and complement cybersecurity initiatives – private and State organisations can employ combinations of speed gates to govern the access of particular groups to authorised areas, coupled with high-security portals that admit selected individuals to areas requiring the greatest security.

“When security is critical, high-security revolving doors and portals have proven effective locally and globally,” says Fisher. Although high-security doors and portals differ in numerous ways, their common strength lies in their ability to take pressure off employees by eliminating tailgating or piggybacking. Coupled with biometric and access control devices, they support regulatory compliance while reducing risk and liability.
